TRANSITION PLAN

When a property suffers from decling revenues or chronic inoccupancy, or simply when the context allows it, then a deep reconfiguration is prescribed. We intervene to ensure that the physical integrity and the financial performance are improved with :

  • Temporary rental revenue

  • Rationalize expenditure and contract
  • Outsource non-productive functions and make adjustments to processes

  • Review and adjust payroll

  • Evaluate densification potential of excess land or ancillary asset

REDEVELOPMENT

Following a scenario analysis and discussions with the owners, Fedora determines the best path to enhance the site. 

A review of all opportunities and risks that affect the different scenarios includes : 

  • Termination, co-tenancy and no-build

  • Political and zoning

  • Market rates, supply, demand

  • Technical feasibility 

  • Costing, budgeting, schedule

  • Profitability 

Fedora will conduct all pre-development activities, recommend professionals, contractor and project managers and coordinate the team during the execution phase.

INTERIM ON-SITE TEAM

To mitigate the impacts of unexpected events, such as the loss of key employees, transfer and integration of new assets under management or a property type unknown which is new to the existing team, Fedora works with the owners and deploys a team specialized in :

  • Asset management, including supervision of existing teams, coordination with suppliers and contractors

  • Financial management, including accounts payable and receivable cycles, cash

  • Projects : repairs and replacements

  • Leasing : rental strategy, renewals, documentation
